Company Description
Codding Enterprises is a property management and development firm in Sonoma County, California. With the passing of leadership to the third generation of the family-owned business, the company is redefining real estate development and reaching toward sustainability. In addition to using green building goals that promote efficiency and do less harm to the environment, the firm has adopted the ambitious goal of closing resource loops, healing the environment, and creating healthy communities. Sonoma Mountain Village is the first community Codding will develop in this new way.

Reasons for Joining Climate Leaders
Codding Enterprises joined Climate Leaders because of an overwhelming sense of obligation to help solve the environmental problems created, in part, by the construction industry. Being a part of Climate Leaders also connects Codding to other like-minded companies, which enables faster dissemination of good ideas.
Approach to GHG Management
Codding's objective is simple: contribute to reversing global warming. Reducing greenhouse gas emissions in the business is just one of the many ways the firm seeks to achieve that goal. To be successful, a cultural shift must occur--one that leads the company to ask how every decision it makes helps solve this problem or not. As a result, Codding instituted the following programs:

„X Friday sustainability lectures. Basic education on a huge range of environmental issues, including an ecological "literacy" program.
„X Consultant training. All-day workshops for the team of architects, planners, engineers, hydrologists and others on topics relating to LEED, and collaborative problem solving.
„X Design principles. Codding is moving towards adopting a set of ecological design principles to guide fundamental decisions, from street widths to countertop materials. The advantage of using principles over standard specifications became clear after the company met its goal of 75% jobsite waste recycling and came to the conclusion that it was "green." With the principles (e.g., move toward zero waste) Codding keeps striving for continuously better results rather than stopping after reaching a target.

The 50 percent reduction goal is just the beginning. Codding Enterprises has stated its intention to become fully carbon neutral by 2030. In the meantime, the 50 percent intensity reduction translates to an estimated 38 percent absolute reduction in emissions.
